Replacing a roof with similar materials does not usually need planning permission. If your home is listed, in a conservation area, or you want to change the look of the roof, consent may be needed. We will flag this at the survey.

If the problem is local, such as a few slipped slates or a failed flashing, a repair is usually the right answer. If the felt has perished, leaks keep coming back in different places, or the tiles are failing across the roof, a replacement is better value. Our surveyor will tell you which, and why.
