Client's Challenge

This homeowner in Hamilton was experiencing ongoing issues with both the pitched roof and the dormer flat roof areas. The existing coverings were failing, the leadwork around the chimney and dormers was deteriorated, and the dormer walls and roof insulation were no longer performing effectively. The fascias, soffits and rear guttering were also in poor condition, giving the property an outdated appearance and leaving it vulnerable to further weather damage. A full roof replacement and dormer refurbishment was required to restore protection, improve energy efficiency and modernise the home.

Our Solution

We began by safely stripping and removing all existing roof coverings, including the flat roof sections. The timber sarking was inspected thoroughly, and any rotten timbers were replaced to ensure a solid structure. We installed a Marley breathable membrane and eaves support trays to enhance ventilation and protect against water ingress.
New code 5 lead flashings were fitted at the base of the chimney and both dormers to create reliable, long-lasting waterproofing. All dormer walls were upgraded with new uPVC shiplap cladding, and the dormer roof was insulated with 50mm PIR insulation boards. A new timber deck was installed on the dormer and finished with a durable rubber EPDM roof, providing excellent weather resistance.
Across the main roof, we installed new white uPVC fascias and soffits, refurbished and painted the original front guttering, and fitted new PVC guttering at the rear. Treated timber counter battens and tile battens were then installed before tiling the full roof using the Marley tile of the client’s choice. The project was completed with a dry verge system and a dry ridge system, ensuring a secure, maintenance-free finish.
