Find the Leak, Fix the Cause

On the east coast, rain rarely falls straight down. Wind-driven rain off the Tay and the North Sea gets under lifted slates, through cracked ridges and past tired flashing, then runs along the felt and timbers before it shows inside. The damp patch on your ceiling can be some distance from the real problem.

So we inspect the roof to find where the water is actually getting in, and fix that. If the roof is near the end of its life and a repair would only buy a few months, we will tell you, explain what a replacement would involve, and leave the choice with you.

Roof Leaks and Water Damage

Left alone, a leak soaks insulation, stains ceilings and rots the timber that holds the roof up. We find where the water is getting in and repair it, whether the cause is a slipped slate, a cracked tile, a gap at the ridge, a failed valley or worn flashing.

Slates and tiles

Slipped Slates and Broken Tiles

Storms, frost and age loosen slates and crack tiles, and a single gap is enough to let water in. We replace damaged and missing slates and tiles with matching ones, refix slipped slates, and check the area around them so the rest of the roof is sound.

Many of Dundee’s tenements, terraces and older villas still have natural slate roofs. Where the slate is sound, we repair it like for like and keep the character of the roof.

Chimneys

Chimney Repairs and Lead Flashing

Where the chimney meets the roof is one of the most common places for a leak. We renew lead flashing, re-point the brickwork and seal chimney caps so water cannot get in around the stack.

If a chimney is no longer used, we can also advise on taking it down below the roof line and capping it.

Flat roofs

Flat Roof Leaks

Felt flat roofs on extensions, dormers and garages crack and blister with age, and water gets in at the seams and edges. We inspect the roof and tell you whether a repair will hold or whether the covering has failed across the whole roof.

Roof Repair Questions

How much does a roof repair cost in Dundee?

It depends on what has failed, how much of the roof is affected, the materials needed and how we get up there. Scaffolding or other access equipment is often the biggest part of the cost on a repair. You get a written price before anything starts, and no deposit.

Can you find the source of a leak?

Yes. Leaks often show some distance from where the water gets in, especially with wind-driven rain, so we inspect the roof to find the source before we quote.

Do you do small repairs?

Very small one-off jobs are not usually something we take on. If water is coming into your home, though, call us and we will do what we can, and we will always be honest about whether a repair or a new roof makes more sense.

I live in a tenement flat. Who pays for roof repairs?

In most Scottish tenements the roof is shared, and the cost of repairs is split between the owners. Your title deeds set out how. Where they say nothing, the Tenement Management Scheme in the Tenements (Scotland) Act 2004 applies, and a majority of owners can agree to necessary maintenance. It is worth speaking to your neighbours or your factor before booking a survey.

My chimney is leaking. Can you fix it?

Yes. Most chimney leaks come from failed lead flashing or worn pointing. We replace the flashing with Code 5 lead, re-point the brick and seal the cap.

Repair or replace: how do I know?

If the damage is in one place, a repair is usually right. If the felt underneath has perished, leaks keep coming back in different places, or slates and tiles are failing across the roof, a replacement is often better value. We will explain which, and why.
