Client's Challenge

The homeowner contacted Speedy Roofing after concerns were raised regarding the condition of the existing tiled roof. The roof covering had reached the end of its serviceable life, with ageing felt, battens and roof tiles showing signs of deterioration. In addition, the existing roof structure required upgrading to provide a more robust and modern roofing system capable of withstanding Scotland's challenging weather conditions. The client also wished to remove an existing skylight that was no longer required and improve the appearance and weather resistance of the property's chimney. A complete roof replacement was identified as the most effective long-term solution, providing both structural improvements and enhanced kerb appeal.

Our Solution

Following a full roof inspection, our team proposed a complete strip and replacement of the existing roofing system. Scaffolding was erected around the property to ensure safe access throughout the works, and waste management was handled through dedicated skip hire. The existing roof tiles, battens and roofing felt were carefully removed and responsibly disposed of. To strengthen the roof structure, all internal roof boarding was replaced with new 9mm Sterling board, creating a solid and durable foundation for the new roofing system. The existing skylight was safely removed and the opening professionally boarded over to create a continuous roof surface. A new Marley breathable membrane was then installed across the roof, helping to improve ventilation while providing excellent protection against moisture ingress. New treated timber tile battens and counter battens were fitted before the installation of the client's chosen Marley roof tiles. Ventilated roof tiles were incorporated into the design to promote healthy airflow within the roof structure and help prevent condensation issues. To further improve weather protection and reduce future maintenance requirements, a modern dry verge and dry ridge system was installed. The project was completed with the roughcasting of the full chimney stack, improving both appearance and resistance to the elements.

The property now benefits from a completely renewed roofing system built to current industry standards. The new Marley tiled roof provides excellent protection against the Scottish climate while significantly improving the overall appearance of the home. The replacement Sterling board decking and modern breathable membrane system have enhanced the roof's structural integrity and ventilation performance. The dry ridge and dry verge systems eliminate many of the maintenance issues commonly associated with traditional mortar installations, while the newly roughcast chimney offers improved weather resistance and a cleaner finish.
