Our client needed a full roof replacement in Blantyre after their old tiled roof reached the end of its working life. The old felt and battens were tired, and the fascias, soffits and gutters were showing their age too. Rather than keep paying for patch repairs, the homeowner wanted a complete, long-term fix: a brand-new roof that would stand up to Scottish weather, look smart from the street and need as little maintenance as possible for years to come.
Our team put up full scaffolding for safe access, with a skip on site to take away all the waste. We then stripped the existing tiles, battens and felt right back to the structure.
Next, we re-boarded the whole roof with new 9mm Sterling board sarking. That gave us a solid, sound base to build the new roof on. Over this we laid a Marley breathable membrane, which keeps the roof watertight while letting moisture escape, cutting the risk of condensation in the loft. Eaves support trays went in along the bottom edge so the membrane can't sag and hold water over time.
We fixed treated timber counter battens and tile battens, then laid the client's chosen Marley tiles, including vented tiles to keep air moving through the roof space. The verges and ridge were finished with a dry verge and dry ridge system. It's mechanically fixed rather than mortared, so there's no cement to crack and wash out.
To finish this roof replacement, we fitted new white uPVC fascias and soffits with deep-flow guttering, built to handle heavy downpours. Then we cleared the site completely.
The home in Blantyre now has a completely new Marley tile roof, built properly from the boards up. The breathable membrane, ventilation and dry-fix ridge and verge mean it's weathertight and low-maintenance. The new white uPVC fascias, soffits and deep-flow gutters give the whole house a fresh, finished look. The work is backed by our 20-year guarantee, so the homeowner has real peace of mind. It's another roof replacement in Blantyre, right on our doorstep, just round the corner from our base.
From the first visit to the final clean-up, the Speedy Roofing team were brilliant. Ronnie explained everything clearly, the lads worked hard and kept the place tidy, and the new roof looks fantastic. The house looks like new from the street. I'd recommend them to anyone in Blantyre
